In my 27+ years of working on Dallas-area homes, I've seen this scenario play out hundreds of times: a homeowner notices a small problem, puts it on the 'I'll get to it' list, and six months later calls me for what is now a major repair. I don't say this to be preachy — I understand that money is always a consideration and life gets busy. But the numbers tell a very clear story.

  • Failed caulk around a shower → $15 to recaulk, ignored for 2 years → $3,200 to replace water-damaged drywall, backer board, and tile

Why Small Problems Get Big

A slow leak that goes unaddressed doesn't stay 'contained' — it saturates drywall, travels along framing, promotes mold growth, and weakens structural elements. What was a $50 caulk job becomes a full bathroom gut once mold is involved. Similarly, deferred mechanical maintenance (HVAC, pool equipment, water heaters) typically results in complete system failure rather than a gradual decline.

The Mold Factor

In Dallas's humid summers, mold can establish itself in wet drywall within 24–48 hours. Once you have an established mold issue, you're no longer doing a repair — you're doing a remediation. Mold remediation in Dallas typically runs $2,000–$8,000 depending on the area affected, and it's not covered by most homeowner's insurance policies unless the source event (the leak) was sudden and accidental. A slow leak from a missing caulk bead? Almost certainly not covered.

A Simple Maintenance Calendar

Do these and you'll catch 90% of problems early:

  • Monthly: Check under all sinks for moisture or drips, replace HVAC filter
  • Quarterly: Test all GFCI outlets (the ones with Test/Reset buttons), check water heater for corrosion
  • Spring: Inspect roof and gutters, check caulk around all exterior windows, service HVAC before cooling season
  • Fall: Check weatherstripping on all doors, service HVAC before heating season, drain and disconnect garden hoses
  • Annually: Have a handyman do a general walkthrough — this is what I offer, and it consistently catches $5,000+ problems at the $200 stage
